Abstract

Indonesia has a population of 275.77 million people. The ever-increasing population growth drives basic human needs, one of which is the need for a place to live. The increase in residential property prices every year causes some individuals to choose to rent apartments or boarding houses. Problems arise when tenants do not comply with agreedupon payment terms. Property owners often have to make direct collections outside of scheduled times, and often tenants are not there or cannot be contacted. This problem can be overcome by using technology solutions for billing. The proposed concept involves modifying door locks to prevent them from opening when rent is late and has not been paid by the tenant. This research uses a smart door lock prototype and an Internet of Things system using Long-Range (LoRa) communication to control automatic door locks. In testing, the system successfully locked and unlocked the door based on rental payment conditions. When the amount of money paid is below Rp. 470,000, the solenoid will lock the door. If the amount is IDR 470,000 or more, the solenoid will unlock the door. This technology is expected to help property owners ensure rental payment compliance and reduce direct interactions with problematic tenants.
